What can change the price
- Decks more than 12 ft off the ground (we may need a lift)
- Lots of posts, stairs or landings to work around
- Multi-level decks or unusual shapes
- Framing repairs we find once we start (we ask before doing any)
Lighting and add-ons
- Star lights
- Dimmable flush LED lights, about one every 14 sq ft, with a remote and a wireless wall switch.
- $7/sq ft$1,200 minimum
- Framing sealer
- We seal the underside of your joists and beams before the ceiling goes up, so the wood you'll never see again stays protected.
- $4/sq ft$600 minimum
- Fan or light prep
- A waterproofed mounting point for a ceiling fan or surface light. Wiring is done by a licensed electrician.
- $325 per fixture
- Heater prep
- A waterproofed mount for an infrared patio heater. The heater and wiring are quoted separately.
- $450 per heater
- Post wraps
- Aluminum wraps for support posts, in a color that matches your ceiling.
- $260 per post
